<p><strong>Property Management Services Include:</strong></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Inspection</span> </span></strong>of the property and advise you about the condition and any repairs or updates that might be needed.</span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Market analysis</span></span></strong> to estimate the rent the property will bring.</span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Advertise</span></span> </strong>for prospective tenants; complete application process requiring income, employment, debts.</span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Call</span></span></strong> the tenant&#8217;s employer to check their employment status and if they have given accurate salary information.</span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Check</span></span></strong> with the previous landlord about the timeliness of rent payments and whether the security deposit will be returned.</span></p>

<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Prepare</span></span> </strong>the lease and have the tenant sign it.  Tenant will provide at that time a one month&#8217;s rent to act as the security </span><span style="font-family:arial;">deposit.  This will be placed in an escrow account. </span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Conduct</span> </span></strong>a walk through with the tenant and have the tenant sign for the condition of the property.</span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Collect rents</span></span></strong>, deduct the management fee, and forward the remaining monies to designated bank account.</span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Arrange</span></span></strong> for repairs as needed, pay for repairs and forward copies of invoices to you.</span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Send</span></span></strong> you a monthly written statement of all activities on your account.</span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Collect</span></span></strong> late fees, and provide the customary written notices if payments are not received.</span></p>
<p><span style="font-family:arial;"><strong><span style="color:#ff0000;"><span style="text-decoration:underline;">Routinely patrol</span></span></strong> and inspect the exterior of the properties for condition and upkeep of the property.</span></p>
